Call to Order: Chairman Stephen McAlister called meeting to order at 7:07 p.m.

Old Business:
1. Applicant: Joanne Duval
Parcel: Map 402, Lot 8.1
Location: 1071 Burt Hill Road
Action Taken: Application approved and site plan signed by James Joyce.
New Business:
1 Proposed Driveway Zoning Bylaw: The Zoning Bylaw Revision Committee sent a draft of a new Driveway regulation which also included Common Driveways. A discussion pursued on the lack of maximum slope requirements for Common Driveways. It was recommended that the bylaw specify the eight (8) percent limit with possible extension to 10 percent for short distances, in our existing subdivision regulations.
Since members did not have an opportunity to study the draft bylaw, it was recommended that each member of the Board, receive advance copies of any drafts to be reviewed.
2. Fiscal Year 2005 Budget: The budget for fiscal 2005 was discussed. Since we were requested to maintain level funding for 2005, a budget request of $238, the same amount as budgeted for 2004, was approved.
3. ZBA Request for Opinion: The ZBA requested our opinion on a case which we turned down last August. The applicant, Foster, at 50 Lands End Drive, Map 101, lot 54, requested a garage. It was agreed that they had failed to prove a hardshipbecause a two car garage can be built on the site, within the required setbacks. It can be attached to the house, or could be placed elsewhere on the lot.
